East Midlands Warehouse Development to Suit Flexible Logistics Players

Industrial sector architects Stephen George + Partners has seen the steelworks go up on its design for Burton Gateway Phase 2, over 100,000 sq ft of high quality, flexible industrial space in a bespoke development by the A38 in Staffordshire, UK.
After the successful completion and letting of Burton Gateway Phase 1, the second phase of the masterplan will see the completion of a detached unit of GIA 53,971sq ft, which has been designed to cater for a single large occupier, as well as two semi-detached units of 25,079sq ft and 40,200sq ft (GIA), respectively. Along with Phase 3, submitted for planning in June 2018, this will make Burton Gateway one of the largest warehouse developments in the Midlands.
Explains Marcus Madden-Smith, Partner at Stephen George + Partners: “Burton Gateway’s speculative development is one of the latest projects we’ve undertaken for St. Modwen. The warehouse units have a functional and crisp design aesthetic, with the main office building expressed through areas of glazing with solar shading and a change of cladding type, mass and colour. The projection of the office further helps define it, as well as addressing the estate road with an active office frontage.”
The site is on the A38 between Burton-upon-Trent and Derby, a strategically advantageous location that is well-suited to employment uses due to its excellent links with both the highway network and to local residential areas. Burton Gateway Phase 2 is expected to provide direct employment for the local area, plus a significant number of spin-off and supply chain related jobs. Work is expected to complete in the autumn 2018.
