Garbe realises two locations for Picnic

As part of a strategic partnership with Picnic GmbH, Garbe Industrial Real Estate GmbH is developing two new logistics properties for the online supermarket in Kaltenkirchen (pictured), north of Hamburg, and in Falkensee near Berlin.

“At both locations, we are creating a total of about 46,500 sq m of new space for Picnic, supporting the company’s growth,” says Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. In 2018, the online supermarket was launched in Germany and initially focused on North Rhine-Westphalia. “We are now expanding to all regions in Germany,” confirms Frederic Knaudt from the founding team of Picnic Germany. “These include modern logistics centres and hundreds of last-mile properties.”

It was only in February that the Hamburg-based project developer acquired a 44,000 sq m brownfield site at Kaltenkirchen in the district of Segeberg in Schleswig-Holstein and then extensively revitalised the area. The site is located in the Hamburg-Kiel-Lübeck city triangle, on the northern edge of the Hamburg metropolitan region. In just a few minutes, you can reach the A7 motorway, which connects Kaltenkirchen with Flensburg to the north and with Hamburg and Hanover to the south. There is also a direct connection to the public transport system.

A logistics property with a total area of 25,500 sq m will be built there by Garbe Industrial Real Estate and Graubner Holding GmbH in a joint venture. According to current plans, construction work is to begin in October. Completion is scheduled for July 2023. Together, the two joint venture partners are investing around €39m in the project.

The new building will be equipped with 24 dock levellers and four ground-level sectional doors. Parking spaces for 106 cars and eight trucks are provided in the outdoor area. Great importance is attached to sustainability. In addition to energy-saving LED lighting, a photovoltaic system will be installed on the roof of the property to generate renewable energy. In addition, certification according to the Gold Standard of the German Sustainable Building Council (DGNB) is being sought.

Garbe Industrial Real Estate is realising the second location for Picnic in Falkensee, Brandenburg, on the western outskirts of Berlin. Last year, the project developer secured a plot of land of around 36,000 sq m in the Falkensee South industrial park. The go-ahead for the construction of the planned logistics centre, which will cover almost 21,000 sq m, is also scheduled for October. The property, in which Garbe is investing a total of around €23m, is scheduled for completion in June 2023.

“Our expectation of fully leasing Falkensee during the construction period has been fulfilled,” says Jan Dietrich Hempel. “Due to the proximity to Berlin and Potsdam, logistics space is in high demand in this region.” In addition, the site has an excellent location in the industrial park. For example, the distance to the border of the Berlin district of Spandau is only about 800m as the crow flies. Falkensee is connected to the national trunk road network via the B 5, which connects the capital with Hamburg, and the Berlin ring road. The regional train station with direct connections to the centre of Berlin is only 500m away.

“Berliners and Brandenburgers can look forward to fresh food at the lowest prices and free delivery,” explains Frederic Knaudt. “The groceries are picked in Falkensee, taken to the last-mile locations and from there delivered to customers’ homes in our electric vans.” To ensure smooth handling, the new building in Falkensee will be equipped with 20 ramp gates and four ground-level gates. In addition, cold storage and deep-freeze rooms will be integrated in the hall area in order to be able to store temperature-controlled foodstuffs properly in compliance with all specifications. Parking spaces for 144 cars are to be created in the outdoor area. Frederic Knaudt: “With the commissioning, we will create around 200 new jobs in Falkensee and around 150 in Kaltenkirchen.”

Garbe Industrial Real Estate is aiming for DGNB Gold certification for the property in Falkensee. As a significant sustainability measure, a photovoltaic system will be installed on the entire roof area. In addition, extensive species protection measures were carried out and, among other things, sand lizards were relocated to a replacement habitat.

Garbe hands over Lower Saxony logistics centre

One year after the start of construction, Garbe Industrial Real Estate GmbH has completed a new central warehouse for the hagebau Group in Walsrode, Lower Saxony (Germany).

The property, with a total area of around 43,000 sq m, has now been officially handed over to the logistics subsidiary of the building materials and DIY store cooperation. Its omnichannel and logistics activities are to be bundled in Walsrode in the future. Garbe Industrial Real Estate invested around €34m in the new building.

The logistics centre was built on a 100,000 square metre site in the “A27park” industrial and commercial area. It is located directly on the A 27 motorway. The Walsroder Triangle is located in the immediate vicinity. There is a connection to the A7 motorway, one of the most important north-south connections in Germany.

“The central location in the Hamburg-Hanover-Bremen city triangle speaks for itself,” emphasises Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. “In the current difficult times, which in the construction sector are characterised by irregularities in the supply chains and shortages of materials, our thanks go to all those involved in the project for their solution-oriented and constructive cooperation.”

The city of Walsrode also contributed to the quick success of the project by cooperatively facilitating the examination and approval by the building authority within a very short period of time. The project had previously been initiated by the Deltaland mbH business development agency, which, as the city’s service provider, had put the project participants in touch with the location.

Garbe Industrial Real Estate had prevailed as preferred partner for the project development in a multi-stage bidding process conducted by Logivest as the logistics real estate consultant and project manager commissioned by hagebau, and acquired the site ready for construction in November 2020.

A building was erected on top of it, which is divided into four hall sections, each measuring 10,500 sq m. In addition, there are around 1,300 sq m for offices and social rooms. The property is equipped with 40 dock levellers and three ground-level gates. In addition, the object has a gate for side unloading.

The tenant of the new building is hagebau Logistik GmbH & Co KG. It handles the warehousing, order picking and distribution of the product range, which comprises around 10,000 different articles, for the around 360 member companies of the building materials trading and DIY store cooperation.

“The Walsrode site will set standards and play a decisive role in our logistics strategy,” explains Gerritt Höppner-Tietz, Managing Director of hagebau Logistik. The property in the “A27park” will serve as a central warehouse in the future. From there, both the five regional warehouses and the construction and building materials markets are to be supplied. In addition, online orders are to be shipped from Walsrode.

“Numerous jobs will be created in Walsrode for this purpose. A total of up to 150 people will be employed at the site,” adds Höppner-Tietz.

Parking spaces for 122 cars, 20 trucks and 20 bicycles are available in the outdoor area. A photovoltaic system is installed on the roof of the logistics centre to generate renewable energy. Garbe Industrial Real Estate is striving for certification according to the Gold Standard of the German Sustainable Building Council for the entire property.

“We will transfer the logistics centre to our own real estate management and remain a reliable contact for our tenant even after completion,” concludes Hempel, referring to the corporate strategy of Garbe Industrial Real Estate. The property still has potential for expansion. If required, a fifth hall section with an additional 10,000 sq m of space can be built.

 

GEODIS to open Dresden logistics centre

GEODIS plans to open a new multi-user logistics facility in Coswig. The new facility meets the latest environmental and safety standards and is scheduled to be ready for occupancy in October of this year. The new logistics centre in the Dresden area is an example of the global transport and logistics service provider’s continued expansion in Germany.

The new logistics centre offers customers a wide range of services. These include inbound and outbound logistics, value-added services, after-sales, and return logistics, as well as high-tech services, for example, the repair and refurbishment of information technology products, as well as the assembly and software configuration of devices, right through to installation at the customer’s site. Value-added services, such as flow and transport management via the Control Tower and e-logistics and e-fulfilment services, complete the range of services at the new Coswig site.

In terms of traffic, the new logistics centre is directly connected to the A4 – Bad Hersfeld – Görlitz highway via the S84 and B6. The new building, developed by Garbe Industrial Real Estate, a specialist in logistics and corporate real estate will meet safety and environmental standards. For example, it is planned to line the floors of the two large halls with WGK (water hazard class) foil. With a photovoltaic system on the roof, GEODIS will be able to cover a large part of its electricity requirements.

Further sustainable measures such as greening the façade and planting 110 trees and 547 shrubs in the outdoor space will be an additional contribution to improving the carbon footprint, as are e-charging stations for cars and bicycles. Certification to the gold standard of the German Sustainable Building Association (Deutschen Gesellschaft für Nachhaltiges Bauen, DGNB) is planned for the entire property.

“The new multi-user facility in Coswig is another step in our growth strategy. As a central multimodal transport hub, the Dresden metropolitan area has ideal conditions for fast and environmentally friendly transport routes within Germany, as well as to Poland and the Czech Republic,” stresses Thomas Kraus, GEODIS President & CEO North, East and Central Europe, underlining the location’s advantages.

Garbe secures plot near Bad Hersfeld

Garbe Industrial Real Estate GmbH is continuing its expansion course. In the municipality of Ludwigsau near Bad Hersfeld (Hesse, Germany), the Hamburg-based project developer has acquired a 192,000 sq m plot of land. A logistics centre with a total area of up to 97,000 sq m is to be built on it. Garbe Industrial Real Estate is investing around €85m in the project.

The site, which is ready for construction, is located in the Bad Hersfeld-Ludwigsau Enterprise Park, a roughly 840,000 sq m industrial estate in the North Hessian city-triad of Bad Hersfeld, Bebra and Rotenburg an der Fulda.

“With this purchase we have secured one of the last available, ready-to-build prime sites in this size range,” emphasises Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. “It is located in an economically strong area that is now one of the most important logistics regions in Germany.”

It occupies a central, convenient location; via the B27 Göttingen–Fulda, the site is connected to the A4 motorway, which links Kirchheim with Dresden. The Bad Hersfeld junction is 10km away.

The Hamburg-based project developer is planning a logistics centre in Ludwigsau with a total hall area of up to 97,000 sq m. They will be distributed over two buildings, which will be parallel to each other.

Included are offices, social rooms and mezzanine areas. A photovoltaic system will be installed on the roofs to generate renewable energy. Electric charging points for cars and bicycles are planned for the outdoor area. Garbe Industrial Real Estate is aiming for the property to be certified according to the Gold Standard of the German Sustainable Building Council.

“Our project developments are always based on internationally recognised ESG criteria,” says Hempel.

Construction of the logistics centre is scheduled to begin in the second half of the year. Completion is planned for the end of 2023. In addition to discussions with a tenant for the entire site, talks with other potential tenants are now underway. The mayor of the municipality, Wilfried Hagemann, welcomes the success of the settlement: “We are pleased that we have been able to win the pan-European company Garbe Industrial Real Estate for our site as a project developer.”

The purchase of the property was brokered by the real estate consultancy Logivest from Munich, which is also entrusted with the exclusive letting mandate.

Imperial opens new logistics base in Germany

Imperial has opened a new, multi-user logistics facility in Gelsenkirchen, Germany, located 8km from its existing benchmark multi-user business site in Herten.

The launch customer for the new facility will be a long-standing Imperial customer, Lemken, which is a renowned international manufacturer of agricultural machinery. Imperial will transfer Lemken’s spare part logistics operations from Herten to Gelsenkirchen.

The opening of Imperial’s new multi-user facility in Germany supports its organic growth strategy, introduced in 2019, which has seen multiple investments in workforce expansion and operating infrastructure to date.

According to Hakan Bicil, CEO of Imperial’s Logistics International business, “Our latest multi-user facility provides Lemken with further space for growth, and will also mean that another long-standing customer, KONE, has additional space for its own expansion at our Herten location.”

KONE provides elevators, escalators and automatic building doors, as well as solutions for maintenance and modernisation to add value to buildings throughout their life cycle.

“Above all, however, the latest base enables us to welcome further new customers to both business locations, and so we are already actively marketing our expanded capabilities,” added Bicil.

Marco Averesch, previously Warehouse Manager in Herten, will take over  operational responsibility for the Gelsenkirchen site, while Patrick König will be in overall charge of both Herten and Gelsenkirchen.

Duisburg DC marks developer’s market entry

BEOS Logistics, a joint venture between Swiss Life Asset Managers, Ingo Steves and Stephan Bone-Winkel, is developing an 85,000 sq m logistics facility close to the ports of DeltaPort Niederrheinhäfen on the Rhine and Lippe rivers in Wesel near Duisburg for a global logistics service provider.

BEOS Logistics acquired the site from the DeltaPort Niederrheinhäfen group of ports. The parties have agreed not to disclose the purchase price. As the general contractor, the List Group is responsible for the construction works, which are scheduled to start in spring 2022 for completion in summer 2023.

“Besides this first project, our pipeline is well stocked and will allow us to grow rapidly,” says Ingo Steves, Managing Partner of BEOS Logistics. “With this project, we have created an excellent win-win situation for the tenant, Delta-Port and BEOS Logistics. While the port location, with its outstanding connections, is particularly attractive for us and the tenant, DeltaPort benefits from having a long-term user and investor in place.

“What brought all of the stakeholders together, however, was primarily the focus on a solution in which sustainability plays a leading role,” says Steves. The partners’ commitment to sustainability means that the state-of-the-art property will strive for BREEAM “Excellent” certification and substantial investments will be made to enhance other sustainability features throughout the facility.

The property is being developed on a 165,000 sq m greenfield site. The majority of the leasable space (81,400 sq m) will be logistics space. In addition, the new complex will also accommodate 1,600 sq m of office and social and 2,700 sq m of mezzanine space. While the facility is leased on a long-term basis to the single tenant, the space is also flexibly designed for division into up to 10 units for different occupiers. The development will also include 37 parking spaces for heavy goods vehicles and 200 for cars.

The site of the new facility benefits not only from direct access to the Rhine-Lippe port, but also from convenient access to the B8 and A3 highways, both of which link to major logistics routes. Given its proximity to the ports of Amsterdam, Rotterdam and Antwerp, the region also serves as a hinterland hub for international goods traffic, which has led to the above-average settlement of wholesalers.

At the same time, the location offers access to the Ruhr and Cologne/Bonn regions. Overall, the Duisburg/Lower Rhine region has one of the most efficient infrastructures and is one of the most flexible logistics hubs in Germany.
