Planning Consent for Logistics Development

Indurent, a leading developer and operator of industrial and logistics space of all sizes across the UK, has secured planning consent for a new 432,000 sq ft industrial and logistics development, which will be known as Indurent Park Lichfield.

The park will comprise eight mid-box units ranging from 36,000 sq ft to 83,000 sq ft, reflecting high demand for mid-sized warehousing from local and national businesses, as well as leading global occupiers across a range of industry sectors including manufacturing, ecommerce and distribution. Construction of the speculatively developed facility is expected to commence in 2025, with the first phase of completion due in 2026.

Each unit will be delivered to the highest design and environmental standards, achieving a minimum BREEAM ‘Excellent’ rating for sustainability and EPC ‘A’ accreditation for energy efficiency. The units will all benefit from the installation of solar PV, which is expected to offset on-site energy demand by c.75%, with all office space powered by renewable energy. The development is also forecast to deliver a 13% biodiversity net gain through the planting of new woodland and grassland on-site.

Indurent has consulted local stakeholders extensively on the plans for the park, creating a new location-specific design code which ensures the development respects local heritage. Indurent Park Lichfield is expected to create 250 jobs during the construction process. Once complete, the park is expected to support an additional c. 820 full-time jobs across a range of positions, with each unit complementing high-quality warehousing with grade A office space to house administrative and executive functions, alongside traditional warehousing roles.

Mid-box warehousing

Indurent Park Lichfield is located adjacent to the Swinfen Interchange roundabout, which provides access to the nearby M6 motorway and enables customers to access a broad catchment across Staffordshire and the wider Midlands. Birmingham city centre is accessible by car in under 30 minutes, with Derby and Coventry each within a 40-minute drive of the park.

The newly integrated business, which is owned by investment funds managed by Blackstone, and led by chief executive Julian Carey (pictured) and an experienced leadership team drawn from both businesses, has a portfolio comprising more than 27 million sq ft of industrial and logistics space. Aviation Service Company gets new HQ at Logistics Park

Global aviation service provider AerFin has announced that it has signed a 10-year lease agreement with St. Modwen Logistics, one of the UK’s leading logistics developers and managers, for a new 115,000 sq ft facility at St. Modwen Park Newport, which will act as the company’s global headquarters from the end of 2024.

The facility offers custom-built space for enhanced aviation aftermarket services activities, including engine disassembly and maintenance, repair and overhaul operations, as well as traditional warehousing and logistics. The agreement doubles AerFin’s engine MRO (maintenance, repair, overhaul) capacity to around 200 quick-turn shop visits per year and expands its UK storage capacity by a third.

Additionally, the c.5,600 sq ft of high-specification office space offers a modern, comfortable environment in which to drive the continued growth of AerFin’s global commercial operations with a superior employee experience that also delivers net zero carbon operations via reduced energy usage.

Earlier this year, Blackstone announced that from July 2024, St. Modwen Logistics’ portfolio of assets will become part of Indurent, a new pure play UK logistics champion. The business will have more than 200 assets totalling 26 million sq ft of logistics space.

New Warehousing at Trident Business Park

St. Modwen Logistics, one of the UK’s leading logistics developers and managers, has started construction on c.125,000 sq ft sustainable warehouse space across two units at Trident Business Park in Warrington.

Built in line with the company’s Swan Standard, a holistic set of development guidelines which place sustainability at the heart of construction, the scheme will boast a BREEAM ‘Excellent’ certification and achieve a minimum of EPC ‘A’ rating, helping occupiers to reduce their operational energy usage and costs. The units stand at 80,000sq ft and 45,000sq ft respectively, with the larger unit equipped with rooftop solar PV. Completion is targeted for late December 2024.

Both buildings will incorporate 10% roof lights which allow the workspace to be flooded with natural light and airtight cladding to ensure a stable temperature all-year round. The units will also be fitted with intelligent LED lighting across the Grade A office space and have smart metering in place to allow usage to be monitored. To further support occupiers’ own sustainability efforts, 20% of total car parking will possess EV charging units.

The units will play a critical role in addressing warehousing supply in the North West, an area which increasingly lacks high quality, sustainable and suitably located buildings for occupiers, according to research by Savills earlier this year.

New Warehousing

Trident Business Park is located in Birchwood, a prime logistics area of Warrington. The site is situated southeast of the M6 and M62 motorway intersection, providing access to Manchester and Liverpool in under 40 minutes.

St. Modwen Logistics Lets DC in Wales

St. Modwen Logistics, one of the UK’s leading industrial and logistics developers and managers, has leased an additional 76,000 sq ft of logistics space at St. Modwen Park Newport, Gwent in Wales as an increasing number of businesses seek to capitalise on its strong location for distribution and manufacturing.

Solus, the Aviva-owned accident repair group, has leased a 24,000 sq ft unit to be used as a centre for paint repair work, whilst a separate 52,500 sq ft unit at the park has also been let to an unnamed ecommerce business.

The units, which form part of the c.345,000 sq ft of space delivered at St. Modwen Park Newport to date, have been built to St. Modwen’s ‘Swan Standard’ of sustainable development and incorporate various energy efficiency features including LED lighting and PV panels, achieving an EPC ‘A’ rating as a result. The scheme’s existing units also support customers on their own journeys to net zero by facilitating electric vehicle charging and providing occupiers with the necessary tools to limit their operational carbon emissions, including low-energy lighting.

St. Modwen Park Newport is strategically located just two miles from Junction 23A of the M4 motorway, providing excellent connectivity to South Wales and South West England. The Park’s location between major urban centres either side of the Severn Bridge, and the quality of space delivered at the scheme, is encouraging a diverse range of manufacturing and distribution businesses to choose Newport as their preferred location to facilitate their growth.

Solus joins a number of other high-profile occupiers at St. Modwen Park Newport including Amazon, Genpower, Mitel and Ureka Global.

Completion of Warehouse Phase 1

St. Modwen Logistics, one of the UK’s leading logistics developers and managers, has successfully completed Phase 1 of the development at St. Modwen Park Derby. The 67-acre industrial and logistics park, which is the largest brownfield regeneration site in Derby, was developed in partnership with Derby City Council and Network Rail. It occupies a prime position, strategically located off the A52 providing direct access to Derby City Centre and just five miles to Junction 25 of the M1.

Rated BREEAM ‘Excellent’, Phase 1 of the project sees the completion of four sustainable, high-quality warehouses, with Phase 2 of development on the site already underway, providing a further c.350,000 sq.ft of high-quality logistics and warehouse space.

As a preferred St. Modwen Logistics supplier, Hörmann UK worked closely with main contractor Winvic to supply full loading bay solutions together with safety and operational equipment including dock buffers, dock lights and traffic lights, plus sectional level access doors and fire exit doorsets.

Across the four buildings that make up the first phase of the site a total of 27 loading bays have been installed. Twenty-three standard height loading bays have been fitted with HLS-2 swing lip dock levellers, with four Eurodock bays being fitted with an HTL-2 dock leveller which features a 1 metre telescopic lip. This provides an optimal range loading platform enabling the precise bridging of a variety of vehicle types and a guarantee of fast, efficient, and most importantly safe loading and unloading. In addition, 23 ‘single bay’ and 4 DSS-G ‘double/euro bay’ scissor arm dock shelters have been installed to provide protection from the elements for both operatives and goods, helping to reduce heat loss during loading and unloading operations.

With the St. Modwen Logistics site achieving an impressive EPC ‘A’ rating, each loading and level access bay is fitted with a robust Hörmann SPU F42 sectional door. The doors feature double glazed vision panels and provide excellent thermal insulation with an impressive overall U-value of between 1.1 and 1.3 Wm2.K. Stucco textured profiles deliver a durable and resilient finish to withstand the external elements, while rubber draught seals to the edges of the leveller’s help minimise heat loss during loading and unloading operations.

Other elements of the Hörmann loading systems include reinforced dock buffers which are constructed from recycled tyre rubber with 15mm thick steel faceplates. The buffers are designed to minimise any potential damage to the bay in the event of a vehicle making direct contact with the building. Traffic lights and LED dock lights complete the loading bays offering the highest standards in safety and operational efficiency during the docking and loading processes.

A total of 23 Hörmann STU steel fire escape doorsets have also been installed throughout the 4 units, completing an impressive range of products supplied, all chosen for their quality construction and the impressive service offered by the company.

St. Modwen Logistics Bolsters Teams

St. Modwen Logistics (“St. Modwen”), one of the UK’s leading logistics developers and managers and a Blackstone portfolio company, has bolstered its Portfolio and Development teams after a series of new hires and senior promotions.

Following several acquisitions in the North West, St. Modwen has appointed Howard Hill as Director of Asset Management for the region. Howard joins from Harbert Management Corporation, a US-based alternative asset manager, having previously spent nine years in CBRE’s Asset Management team. As well as managing St. Modwen’s existing portfolio of assets, Howard will also work closely with the Transactions team to identify and execute opportunities to expand its portfolio in the North West.

Howard will be supported by James Berry who joins St. Modwen as an Asset Manager for the North West. James has spent the past five years specialising in Industrial and Logistics Agency, most recently as a Senior Surveyor at CBRE based in Manchester. In his new role, James will oversee the business plans for several of St. Modwen’s assets in the North West, optimising their operations and liaising closely with customers to improve asset performance.

Elsewhere, St. Modwen has promoted two members of its Development team as the company looks to realise a c.21m sq ft pipeline of modern, sustainable warehousing as part of its growth strategy.

Hollie Howe becomes Planning Director having played a key role in bringing forward a number of strategic sites. These include St. Modwen Park Gatwick, where planning consent is in place to deliver 115,000 sq ft of Grade A warehouse space close to the airport. Hollie is also leading on planning promotion of the 120-hectare site at Burnt Mills in Basildon as well as the planning application for the development of 1.2m sq ft at Brentwood Enterprise Park. Hollie joined St. Modwen in 2021 having spent the previous 10 years working for national housebuilders and Savills.

Meanwhile, Carys Allen is promoted to Senior Development Manager and will lead on projects in the South West. Carys, who joined St. Modwen in January 2022, plays a key role in sourcing and securing new sites for development and is leading the delivery of a 342,000 sq ft unit in Chippenham – the company’s largest speculative unit development to date – on a 72-acre site in the established South West logistics triangle.

Sustainable Warehouses at St. Modwen Park Lincoln

St. Modwen Logistics, one of the UK’s leading logistics developers and managers and a Blackstone portfolio company, has completed work on a £15m 111,000 sq ft sustainable warehouse, as part of the fourth phase of development at St. Modwen Park Lincoln, UK, which could save occupiers more than £90,000 a year in operational energy costs.

Delivered by Caddick Construction, Lincoln 111 becomes the biggest unit at the site, demonstrating St. Modwen’s confidence in the Lincoln and Newark region following the success of the Park since the first unit was completed back in 2019. In total, St. Modwen Logistics has invested £35m to deliver 411,000sq ft of space at the Park in this period, with the likes of logistics giant DHL, retailer Furniture Village and international ice cream distributor NIC all occupying space at St. Modwen Park Lincoln.

Built to St. Modwen Logistics’ ‘Swan Standard’ guidelines for sustainable construction, Lincoln 111 is rated ‘Excellent’ by sustainability certification body BREEAM and comes complete with more than 1,000 sq m of solar PV panels installed as standard to help prospective occupiers to meet their own ESG targets.

Energy generated from these panels will fully power the building’s 5,300 sq ft of Grade-A offices, making them net zero carbon in operation. Combined with other energy-efficient features which are incorporated in the design process, Lincoln 111 has been awarded an EPC A+ rating, helping occupiers to reduce their operational costs. The building also has access to an increased power supply, making it perfect for occupiers with large power requirements.

Located on the A46 dual carriageway between Lincoln and Newark, St. Modwen Park Lincoln benefits from its fantastic location and transport links and is just seven miles from the A1 with direct access available. In addition, customers at the Park also benefit from central Government investment into infrastructure improvements to the A46 Newark bypass and the completion of the Lincoln bypass, resulting in reduced travel time to the South West and North East towards the Humber Freeports.

Reserved matters planning consent has also been achieved for the fifth and final phase of development which will see the capacity of the Park total 740,000 sq ft in the coming years. There is a unique opportunity for the final development to be accelerated to meet the specific requirements of a business in need of a build-to-suit option, with St. Modwen Logistics able to deliver a single unit up to 350,000 sq ft available within 12 months.

Lincoln 111 features eight loading docks, two level access doors and 12.5m of clear internal height, as well as 48m yard depth. In addition, 20% of the building’s car parking spaces will have EV car charging points installed and the Park offers a provision of cycle spaces, encouraging greener travel amongst employees.

Modern Warehouse at Avonmouth Logistics Park

St. Modwen Logistics, one of the UK’s leading logistics developers and managers and a Blackstone portfolio company, has delivered three new sustainable, modern warehouse units totalling 157,000 sq.ft at St. Modwen Park Access 18 Avonmouth, adding to the c. 1 million sq.ft of space already delivered to meet local demand.

The three units comprise c. 44,000, 50,000 and 63,000 sq.ft respectively and make up the only mid-box size scheme to be built in the region this year. Each unit is built to St. Modwen Logistics’ ‘Swan Standard’ of sustainable construction, achieving an EPC ‘A’ rating and targeting an ‘Excellent’ accreditation from BREEAM, the leading real estate sustainability body. St. Modwen’s commitment to delivering sustainable warehousing enables occupiers to meet their own ESG targets whilst also lowering their operational energy costs.

Access 18 Avonmouth is located just seven miles from the centre of Bristol and two miles from junction 18 off the M5, providing excellent connectivity by road, with Bristol Airport and Avonmouth Docks offering easy access to international markets via air and sea.

The Park is already home to a mix of national distribution firms and growing local businesses, with three existing occupiers having recently expanded their footprint on the site. Infrared heating manufacturer Herschel Infrared has almost doubled its space at the Park, signing for an additional 10,000 sq ft previously occupied by Auto Windscreens who in turn expanded in December 2022 to take two units totalling 14,000 sq ft. Plant-Ex, an international food ingredients company, has also signed for its latest c.6,000 sq ft unit. Since first moving to the Park in 2018, the company has experienced rapid growth which has seen their footprint on the site multiply six-fold from 6,000 sq ft to 38,000 sq ft across four units.

With the latest phase of development now complete, attention will now turn to future projects with more than 370,000 sq ft set to be delivered across three units as part of the next tranche of activity. Two buildings measuring c. 215,000 sq.ft and 103,000 sq.ft will target practical completion in the final quarter of 2024, whilst an additional unit of c.52,000 sq.ft will follow in the first quarter of 2025 to further support the next wave of growing businesses in the region.
