Easier to do Materials Handling Projects

Repeat custom now accounts for almost two-thirds of the Beumer Group’s business. That’s why the motto of the company’s appearance at LogiMAT was ‘Easy to do business with’. David Priestman reports.

BEUMER Group is a large organisation operating on a global scale, with locations in more than 50 countries, but is determined to avoid organisational complexities and local variations in quality and service. The goal is to always offer the best possible service or product, and the motto of being ‘easy to do business with’ encompasses everything from allocating customers a consistent point of contact from project start to completion to providing data insights via its Customer Diagnostic Centre that enable customers to make better operational and investment decisions.

Brian Hansen (pictured below), Systems and Proposals Director, says: “We talk openly to customers and potential customers and we want to be approachable. Choices are more complicated now. We prefer to discuss products and solutions later down the line after talking through their challenges and requirements.” The company says it recognises the challenges and uncertainties that customers and partners face and does what it can to mitigate them, for example by simplifying the organisational structure and communications. This includes encouraging customers to call the mobile phones of their Beumer contact, at any time.

“If a customer wants to increase optimisation in the warehouse the system will run for 15 or 20 years,” adds Hansen, “so they need to live with it. Brand loyalty and repeat business are fostered by providing the best customer experience and trust, not at the lowest cost.” According to Beumer, it is often the small details that make the biggest difference. For example, one international CEP customer recently benefited from the fact that Beumer does not use internally generated codes on their technical drawings: they are labelled clearly and descriptively to avoid any confusion.
“As a designer, I look at sustainability,” Hansen tells me. “Long term projects that last and work are an inherent good.” Is this ease of doing business good for retaining customers are obtaining new ones? “It’s hard to tell customers to switch materials handling supplier, but we believe in the invite, to give it a try. We don’t know everything but we can find the next steps with customers.”

Dark warehouses?

Despite its global presence, Beumer is still a family-owned business. From the outset, customers are assigned a consistent point of contact so they develop a personal relationship with someone who has the relevant experience and understanding of their business and challenges. This same contact is present during system installation for total continuity.

The ’customer first’ philosophy is also evident in the way Beumer conducts itself on site. The way its materials handling systems are packaged and delivered is organised meticulously to minimise the time spent on unpacking and assembly. In addition, all waste is removed from site for recycling or disposal once the installation is completed. The company also prides itself on never letting a customer down: they do not leave the site until the job is finished.

Gregor Baumeister is the Director of Warehousing and Distribution. He says that as AI and robotics advance we are moving towards full automation in the DC. “Market uncertainty and the restriction on brownfield developments means customers must use and maximise the existing space. Unused headroom requires 3D handling systems. We’re not talking about making people redundant,” he asserts, “we’re mitigating risks for customers as they cannot find staff due to demographic ageing.” Goods to person is key in new systems, along with pouch sorting and robotic picking. “Retail verses ecommerce picking in a DC are vastly different quantities,” he points out. “Technology can therefore provide certainty in throughput, for example with a 2 step batch pick-up.”

Diagnostics and maintenance

Providing customers with certainty extends into maintenance and obsolescence management. Beumer offers a minimum of 15 years parts support, simplifying maintenance and giving customers confidence that their material handling system will perform reliably with minimal downtime over its lifetime. Indeed, such is the quality of some automated solutions that they are still maintaining and updating systems that are more than 25 years old.

Christian Buhrmann oversees the company’s customer diagnostic centre, which currently has 60 staff. ‘Improve, Prevent, Ensure’ is his motto in this venture. “We collect so much data,” Buhrmann acknowledges, “we must use it to empower customers. We’re system agnostic.” ‘Improve’ is about taking advantage of data analytics, enabling customers to gain efficiency. ‘Prevent’ is using diagnostic models and cyber security. “We do our utmost to stop problems and breakdowns,” Buhrmann states. ‘Ensure’? “When something goes wrong we utilise our best-in-class hotline to get operations running again. You can get straight through to a systems specialist, not a customer call centre,” he emphasises. That sounds easy.

Logistics Property Scheme Kick-off

St. Modwen Logistics, one of the UK’s leading logistics developers and managers, has started construction on the first phase of its 1.2m sq ft scheme in Meaford. The company is regenerating the site of a former power station at St. Modwen Park Meaford and will firstly deliver two new sustainable warehouses totalling 112,000 sq ft.

Rated BREEAM ‘Excellent’ and with EPC A certification, the units will benefit from a wide range of measures to support occupiers in their net zero journeys and reduce operational energy consumption, including rooftop solar panels, smart LED lighting that reduces energy consumption by 10%, as well as EV charging points and smart metering.

Due for completion in Q4 2024, the first phase of development at the Park will include market-leading infrastructure and has already secured a much-increased power capacity of 9.2 MvA – making the entire Park suitable for advanced manufacturing companies and logistics occupiers alike. On top of the scheme’s main masterplan, the site can also deliver build-to-suit facilities of up to 633,000 sq ft within 12 months of an agreement, including cross docked units with outline planning permission already obtained. Detailed planning is in place for two large units of 193,000 sq ft and 359,000 sq ft and capable of delivery in 2026.

Logistics Property Scheme

The new phase of development at the Park will create hundreds of jobs and will also provide new green spaces alongside retained woodland, boosting local biodiversity and adding value to the local community.

The development builds on a £4.2 million investment of Government Growth Deal funding which delivered infrastructure works at St. Modwen Park Meaford, including a new roundabout on the A34, improvements to Meaford Road and a new access serving the Park. The work, which also received a significant funding contribution from St. Modwen Logistics, was carried out by Staffordshire County Council on behalf of the Stoke-on-Trent and Staffordshire Local Enterprise Partnership.

Situated between J14 and J15 of the M6 motorway, the logistics property scheme is strategically located on the M6 corridor. The development is situated just off the A34 dual carriageway, with access to the significant catchments of Stoke-on-Trent to the north and Stafford to the south.

The logistics sector plays a prominent role in the local economy, creating thousands of jobs and attracting additional investment. St. Modwen Park Meaford is in a prime location close to both the M6 and A50/A500 corridors where we expect to see considerable jobs growth in coming years.”

St. Modwen Logistics delivered 1.3 million sq ft of modern warehouse space in 2023 and has a long-term pipeline of 23 million sq ft.

London DCs offer Flexibility, Quality, Location

Sustainable Warehouses at St. Modwen Park Lincoln

St. Modwen Logistics, one of the UK’s leading logistics developers and managers and a Blackstone portfolio company, has completed work on a £15m 111,000 sq ft sustainable warehouse, as part of the fourth phase of development at St. Modwen Park Lincoln, UK, which could save occupiers more than £90,000 a year in operational energy costs.

Delivered by Caddick Construction, Lincoln 111 becomes the biggest unit at the site, demonstrating St. Modwen’s confidence in the Lincoln and Newark region following the success of the Park since the first unit was completed back in 2019. In total, St. Modwen Logistics has invested £35m to deliver 411,000sq ft of space at the Park in this period, with the likes of logistics giant DHL, retailer Furniture Village and international ice cream distributor NIC all occupying space at St. Modwen Park Lincoln.

Built to St. Modwen Logistics’ ‘Swan Standard’ guidelines for sustainable construction, Lincoln 111 is rated ‘Excellent’ by sustainability certification body BREEAM and comes complete with more than 1,000 sq m of solar PV panels installed as standard to help prospective occupiers to meet their own ESG targets.

Energy generated from these panels will fully power the building’s 5,300 sq ft of Grade-A offices, making them net zero carbon in operation. Combined with other energy-efficient features which are incorporated in the design process, Lincoln 111 has been awarded an EPC A+ rating, helping occupiers to reduce their operational costs. The building also has access to an increased power supply, making it perfect for occupiers with large power requirements.

Located on the A46 dual carriageway between Lincoln and Newark, St. Modwen Park Lincoln benefits from its fantastic location and transport links and is just seven miles from the A1 with direct access available. In addition, customers at the Park also benefit from central Government investment into infrastructure improvements to the A46 Newark bypass and the completion of the Lincoln bypass, resulting in reduced travel time to the South West and North East towards the Humber Freeports.

Reserved matters planning consent has also been achieved for the fifth and final phase of development which will see the capacity of the Park total 740,000 sq ft in the coming years. There is a unique opportunity for the final development to be accelerated to meet the specific requirements of a business in need of a build-to-suit option, with St. Modwen Logistics able to deliver a single unit up to 350,000 sq ft available within 12 months.

Lincoln 111 features eight loading docks, two level access doors and 12.5m of clear internal height, as well as 48m yard depth. In addition, 20% of the building’s car parking spaces will have EV car charging points installed and the Park offers a provision of cycle spaces, encouraging greener travel amongst employees.
